Deed Restrictions Committee


The Deed Restrictions Committee is responsible and has the right to enforce the restrictions in Lake Country Estates & Lake Country Secret Harbor. You may request a copy of the restrictions for your lot by sending us an email message or you can obtain an official copy from the Tarrant County Clerks Office. Click here view a summary of deed restrictions.

Trailers, boats, boat trailers or recreational campers must be stored out of sight from the street(s) that border your lot. Trailers or motor homes may not be stored on any lot.
 
The Deed Restrictions requires the property owner to submit construction plans for approval before commencing any construction. If you plan to change the external look of your property (fencing, fence repair, paint color, driveway, retaining walls, additions, outbuildings, carports, roofing, roofing color/type, siding, pergolas, etc) in any way, avoid costly rework by requesting approval first. The deed restrictions state “No buildings, fences, retaining walls, walls, terraces or other structure shall be commenced, erected , or maintained, nor shall any addition, or change  or alteration therein be made, unless plans and specifications, plot plans and grading plans therefore, or other information concerning the same which is satisfactory to the Deed Restriction Committee, shall have been submitted to and approved by the Deed Restriction Committee, and a copy of  all such plans, specifications and other written information shall be left with the Dedicator after approval thereof by it. The approval of the Dedicator shall be required as to  the material, type of construction, the location and height of any such building, fence, wall, terrace or other structures or additions, as well as changes and alterations thereto.”
 
Note – Even though we are a non mandatory membership organization, all of the residents are bound to the deed restrictions which run with the land regardless of membership status in the organization. A property owner must abide by both the City and Lake Country rules.
 
The Deed Restriction Committee is responsible for reporting City code violations to the Code Compliance Officer that enforces the codes in Lake Country. These include un-mowed grass, dumping, trash and debris in yard, junk cars, parking violations, unauthorized structures, dilapidated structures, dead trees in the right of ways, etc.
